Located north of the Garfield Park Conservatory, the Conservatory Apartments will provide 43 units to an underserved population along with parking and ADA improvements. This project involved heavy use of Biophilic design. This is a concept used within the building industry to increase occupant connectivity to the natural environment using direct nature, indirect nature, and space and place conditions. Many steps were taken to have this building meet Passive House Standards, some are listed below.
• Utilizing the biophilic design strategy of simulating natural forms, through the light fixtures specified and through patterned glass.
• Incorporating a low maintenance moss wall in the building lobby is both a way of bringing nature inside but also a nod to the namesake conservatory a block away.
• Built a tight well insulated building envelope consisting of walls with an R value of 47, the roof is R60, and the foundation and slab on grade will be R20.
• Designing the whole building to accommodate a 14-kW photovoltaic system.
• Using water saving plumbing fixtures, indoor water use is reduced by 25%.
d’Escoto, Inc. performed civil engineering design and ADA site compliance overview for the IHDC. Our firm developed and incorporated creative solutions such as permeable pavers to provide a larger permeable area for stormwater runoff and incorporated the necessary approaches and runs to maintain ADA standards and compliance. The team also coordinated the utilities and drainage structures with the City of Chicago DOT Project Coordination Office, CDWM and adjacent utilities. d’Escoto, Inc. provided the following:
